30 Year Fixed Mortgage Rates Nearing 4.375%


Last week we were all amazed when conforming 30 year fixed mortgages reached 4.5%. Surely we thought this would last hours, maybe a day or two at most. Today 30 year fixed mortgage rates improved yet again as they near 4.375% and are very solid at 4.5% not just on conforming mortgages but FHA also.


Current mortgage rates are as follows.


  • 30 year fixed rate 4.5%

  • 20 year fixed rate 4.375%

  • 15 year fixed rate 4.125%

  • 5/1 ARM rate 3.5%

Mortgage Rates Reach All Time Record Low 4.5% 30-Years Fixed

On Wednesday afternoon 30 year fixed mortgage rates hit a low point everybody dreamed about but has never been a reality, 4.5%. A new all time record low was reached following some slight improvements in prices of Residential Mortgage Backed Securities. Stronger than average demand at a 7 year Treasury bond auction as well as a second consecutive day of positive real estate data moved the markets. The 15 year fixed conforming mortgage rate is at 4.125%. The 5/1 ARM rate is at 3.5%. Freddie Mac said in their weekly mortgage rates survey that mortgage rates tied a all time low weekly national average at 4.78%, also set back in May of this year.

Mortgage Rates Near 4.5% 30-Years Fixed


Today prices of Residential Mortgage Backed Securities improved. Mortgage rates, which move opposite RMBS, have been stuck at 4.625% for a few days now. If there's much of an improvement at all in the mortgage rate market 30 year fixed rates will dip to the magical 4.5%. The benchmark 10 year T-yield, which is used to forecast 30 year fixed mortgage rates, is at 3.32 which is low but not nearly a record low which mortgage rates could surely touch. FHA mortgage rates are near record lows with a handful of lenders offering 4.75% 30 year fixed FHA mortgages. Wells Fargo currently advertises a 4.875% FHA 30 year fixed.

30 Year Fixed Rate Remains 4.625%, FHA 4.75%

As economic data said existing home sales were at an almost 3 year high in October 30 year fixed rates continued to do their part in aiding a recovery holding at 4.625%. The current conforming 15 year fixed rate is 4.25%. The current 5/1 ARM rate is 3.75%. Prices of Residential Mortgage Backed Securities are up slightly today. The benchmark 10 year treasury yield is also up slightly. The down is up over 100 points. FHA 30 year fixed mortgage rates continue to be near conforming. The current FHA 30 year fixed rate is 4.75% though according to FreeRateUpdate.com research 5% is being advertised by most major banks.

Mortgage Rates Today: 30-Yr Fixed Holds @ 4.625% - FHA UPDATE


FreeRateUpdate.com research of wholesale mortgage lender's current mortgage rates shows no change today. Mortgage rates were pretty steady all morning and afternoon without any major economic data released. 30 year fixed mortgage rates dropped from 4.75% to 4.625% yesterday, they are unmoved today. 15 year fixed mortgage rates have been steady at 4.25% for over a month now. The 5/1 ARM rate is 3.75% still. FHA mortgage rates average about an 1/8 percent higher across the board today. The current FHA 30-year fixed rate is 4.75% though most bank's are advertising 5%.

Mortgage Rates Reach 4.625 - 30-Yrs Fixed


Mortgage rates today continued to descend downward reaching 4.625% 30 years fixed. Mortgage rates are at their lowest point in over a month. Prices of RMBS continue to rise (mortgage rates move opposite Residential Mortgage Backed Securities). The benchmark 10 year treasury yield, used to forecast conforming mortgage rates, is down big today. The FHA 30 year fixed mortgage rate remains 4.75%. The conforming 30 year fixed mortgage rate is likely to remain at 4.75% for no longer than a day or two if you take history into account. Jumbo mortgage rates continue to be higher than conforming mortgage rates but historically good. 30 year fixed mortgage rates on true jumbo loans are at 5.75%.

Today's Mortgage Rates are Historically Low, STILL


Today's mortgage rates are historically low, still. The current 30-year fixed mortgage rate is 4.75% at par according to FreeRateUpdate.com research of wholesale mortgage lender's rate sheets. Also at 4.75%, the current FHA 30-year fixed mortgage rate. Today's conforming fixed 15 year mortgage rate is 4.25%. Today's 5/1 ARM rate at par is 3.75.


Jumbo mortgage rates, for true jumbo mortgages, continue to be significantly higher than conforming loans. Jumbo 30-year fixed rates start at 5.75%.
